Know why you are selling. Examine your motivation, it plays an important role in the process from setting a price to how much time and money you are willing to invest in getting your home ready to sell. If you are looking to get more money than anyone else on the block because your house is really worth it, well you may be owning it for awhile.
Buyers are looking at your home as inventory, a product. They are evaluating it as compared to many homes in possibly several towns.
Love takes time to happen. Right now it is a dating process. Eventually the decision will be about value, criteria and dollars and cents.
If you are planning on a move and have to sell to meet a job or school deadline, accurate pricing and staging is paramount in making that happen.
Once you figure it all out, keep it to yourself. Remember the adage "loose lips sink ships"? You want to limit the ammunition you give to buyers. The fabulous garlic or curry laced dinner you had last night is not a lovely memory the next day. Zonk! Is there a back yard on the other side of those dirty windows? Zonk! These and more deal killers have to be addressed.
Curb Appeal. Ah yes! Those ancient trees and shrubs in front of your house add character and privacy to the property, but you can't sell what you can't see. A most beautiful home can be lurking there, who knows. An arborist is money well spent when selling your home. Oh, and those crumbly front steps and rusted railing...Zonk! Stone masons are in the phone book too.
